Well they are both exclusive to their respective platforms, so they are both hyped exactly the same. Apples and Oranges.

Lifetime sales according to VGC:
Gears 2: 6.12m
Gears 1: 5.95m
OOT: 7.6m (N64)
Twilight Princess: 5.96m (wii) and 1.56m (GCN) = 7.52m total.
LoZ: 6.51m (NES)
Multiple other Zelda's between 4 and 5m... not including VC sales.
Additionally, this is the 25th anniversary game and will be marketed as much or greater than gears3... it'll have live music concerts for christ sake.
I think there is definitely arguments that this zelda will easily eclipse Gears3, lifetime, considering its on a 90m userbase and definitely a popular IP. First week will definitely go to gears... lifetime is arguable Zelda.

I think that would be the assessment most would make. Zelda will have guaranteed legs, Gears legs will depend on how good the product is, particularly online.
I think majority realise this Gears is set to be much bigger and could do 5/6 million this year alone, I'd be surprised if it didn't anyway.
(0 mill Wii userbase means nothing, 90% of that userbase isn't even interested in a Zelda sort of game, whilst it will do well, WiiU is also only a year away.
I think Zelda, just because Gears of War has already had two titles released for it on the Xbox 360, but this is the first full console release of Zelda this generation
Skyward sword is lot less anticipated than Gear of war 3, Skyward sword will sell lot less than Gear of war 3.

???? that doesnt prove anything, Gears had its own cover months ago. Its the anniversary of Zelda which is why its having so much pages, they are covering an era of the series, not just one game. Lets see some preorder numbers , THEN you we'll talk
