If this is actually a game I'd presume that this footage is not real time. But I'd hope next generation it would be.

Maybe it is. Look at this UE tech demo from 2004. They used some enemies in that tech demo they ended up using in the Gears of War games. This could be the same thing. I really hope it's actually a game because it looks interesting... I hope it's some sort of third person action game with stealth elements and a nice story :P.

Epic is already in pre-production for a brand new title for the next generation of consoles... that game could be about the dude/world shown in this tech demo. The footage in the tech demo was all real-time.

"“We have a pretty good idea of what’s coming next,” said Capps, who added that Epic is already in preproduction on a brand new title for the next generation of game machines."

You may have trouble paying attention to the story, though, given Crysis 2's constant sensory assault. This is the best-looking console game to date.

I've seen more impressive stuff than that tech demo in console games...

Maybe the map textures are less detailed but that's it (I think?).

I've seen more impressive stuff than that tech demo in console games...
