This.
Evergreen titles appeal to a wide variety of people for a long long time. The one thing that most (not all) seem to have in common is the ability to appeal to all people, not just the core, harcore, or casuals. Everyone can play, but the most dedicated players still like to master them. They will sell over the life of the system, sometimes moving to a budget price as a "greatest hits" type game. New Super Mario Brothers is another good example of an evergreen title that appeals to players of all ages and skill levels, as most 2D sidescrolling Mario games remain popular for years. SM 1, 2 & 3 and World still sell massive amounts on the VC. Tetris has been evergreen in various versions for over 20 years. The core gameplay remains the same though.
Games aimed at only core gamers usually only sell a finite amount and then fade away. There are a few exceptions (Halo for one, but one can argue that it is for casuals and core as well. The PS2 Gran Turismo games were evergreen).
If it can appeal to the Blue Ocean, or expanded market and still be enjoyed by core gamers, it has a chance of becoming evergreen.

Anyone care to estimate where MKWii sales will end up at? How about just through 2010? Is 30 million possible lifetime?
Bah!
Interestingly enough, this week marks Mario Kart Wii's two year birthday. Yesterday was two years from its Japanese release date, and today is two years from its European release date.
The American and Australian dates are a couple weeks away, but still. The game is two years old and ISN'T a pack-in, and it's still selling like hotcakes, regularly breaking into the Top 10 weekly.
That's a massive accomplishment.

I don't know what's up with Mario Kart Wii's sales and to be honest, they are troubling. Considering the fact that Mario Kart Wii is better than every other game put together times seven, they are extremely low.

Because the game is polished as hell for as many people as possible. Nintendo designs it's game to last a generation. Other developers make there games to last 1-2 years. So they don't polish them anywhere near as long.
Blizzard does the same thing. It masters a game mechanic to be easy to learn, but deep and complex so that mastery takes for ever. That theres always some new corner of skill to overcome. When other companies manage this. It's by luck, not intention. So the polished games sell for very long periods of time.

I did, and hated it. I clearly do not need to own it. But I own all the other Mario Karts. Worst Mario Kart to date. Which of course is strictly my opinion.

Hence why its not uncommon to still see Starcraft, Warcraft 3 and wow in the NPD pc lists, even after all these years.
