Not so sure about that. If that was true, the box would barely need to be bigger than an USB stick. Yet it looks like it's size is roughly similar to a Wii (non- U)

there was a detailed briefing about what the break out box does in one of the numerous VR-themed talks for devs, the slides were publically available, but I can't really find the thread this info was posted in, it was months ago
it guess it needs to be bigger than a stick because it has quite a few connectors and I think the HDMI chip they use in there might be quite special aswell, as it's able to handle 1080p/120 and an additional 1080/60 throughput (for example for asymmetric multiplayer they showed in Playroom VR)

Another game would probably get VR supported is "Detroid" (i know it's called Detroit: Become Human, but the name is just so weird so i make my own)
Not to mention of rumored exclusives like the next Sony Bend's Game or the God of War 4 will have VR supported as well. So yeah, in term of video games for the system, it already covered. What's more important is the price, if they priced correctly like the PS4 or just like the competitor Oculus Rift. Then it would easily be a hit.

MMs "dreams" was already announced to support VR, which I'm super happy about - that means there will be a pretty much endless amount of VR content for the price of a single game
And I'd really like to see VR in Firewatch and NMS aswell, although these have on-foot exploration which seems to create problems for many people.
I doubt a bit that the AAA games you mentioned follow suit, as those need to push the boundaries graphically.. well, I think heavily story driven games like Detroit:BH could profit a lot from VR though
As for price, I think it will be at most be $/€400 and hopefully a bit cheaper than that.
