whether or not NX gets them unless there is a PS4P version isn't as important. As long as they get the games in any aspect will be a victory. This still requires the third party games to sell. if the same Wii U audience that allowed COD & Assassins Creed flop are the NX's primary early adopters then third party success is far frome gaurnteed. 

Well how easy the games are to port will be a big factor. Ubisoft is singing the praises so I have to assume that it isn't near as bad as Wii U. At the very least, they will be able to get those ps4 games.
