Gears of War: Judgment was one of the most pre-ordered games of 2013. It even surpassed God of War: Ascension in the US charts. So clearly there is hype.

Epic is under contract with MS for the Gears games. Nobody knows for how long or what the details are. Gears of War woud commonly be called a 2nd party series for MS by Epic. But the truth of the matter is that "2nd party" is a made up term to describe a outside developed 1st party game. Gears of War is first party, it's just a different kind of 1st party game than say Halo which is also a 1st party IP. MS and Sony have different ways of accomplishing the same thing. Sony often buys developers outright and MS often partners with 3rd party devs to publish exclusive games. In the end the result is the same. Exclusive games like Gears of War or Resistance.
