I don't think Sony is getting Square Enix. Think about it. This is business 101. Why would you purposely make your company less valuable to sell for less money. If Square Enix was looking to sell everything then it would all be up for sale at once to get the most amount of money? The "Square Enix is selling off their Western Studios to make it easier for Sony to get them" sounds stupid.

Selling off bad assets can make a company more valuable. The western part of Square Enix tended to make very little money. Without it, they look more profitable with a higher return on investment. 

It can also make it easier to sell, as it means fewer regulatory steps. 

Exactly!   If Square was looking for the most amount of money immediately, they would have sold off the Western studios for a lot more than 300M rather than that firesale.
