What's the track record for franchises that have been handed off by their creator to a whole different studio? A series that is rather on a critical decline to boot.

Seems to me like the new studio never quite captures the magic of a franchises golden era. So for Gears to win the meta race Naughty Dog needs to really screw up with Uncharted 4. If Naughty Dog aces Uncharted 4 then there is no pathway for Gears 4 to meta higher than UC4.

Sales-wise, PS4 simply has too big of an install base for Gears 4 to have any chance to sell more, assuming both games get good metascores. If UC4 bombs into the 60s for metacritic and Gears 4 sits proudly in the 80s then maybe it will sell better.

I don't see uncharted getting much below 90 on metacritic from what I've seen of the game so far. So my money is on UC 4 taking both the sales and metasscore prize.

Games we could consider are:

latest Halo

Treyarch pretty muuch alternating with Infinity Ward for Call of Duty

Devil May Cry by Ninja Theory

And Metroid

Uncharted 4, will sell more and have a better score on Metacritic, even the Remaster sold the same Than Halo 5, and the Remaster have a 86+ Score on Metacritic.

Gears 4, we have not see Enought Footage of the game and we dont Know what the New Developers will do with the Franchise.

No contest really. From what they shown, Gears looks very underwhelming. Hence the fact that there is almost no hype around the game. Uncharted 4 on the other hand looked spectacular and it's pretty much the most anticipated to come out in 2016.
