Why is that expensive? To have one of the most advanced engines out there for 1.2 million IMO is not that much. Lets be honest if you want to start from scratch, and build your own engine, it probably costs well over 5 million ( if you want a looker, that is). And I bet that UE3 probably costs around the same amount, probably a bit less, but its not as advanced...
