I doubt Heavenly Sword and Lair are delayed due to massive graphical upgrades. Their being delayed because they can't get the bugs worked out of them.
Actually there was a tech demo for Heavenly Sword that was no camera but people were allowed to go to. Word is its getting to be ridiculous on the graphics front.
Also Lair has improved a lot if you look at recent screenshots as compared to a few months ago, they have really been smoothing it out.
Lair is not delayed for bugs, haven't you ever seen an interview with Factor 5 on the subject? That game is 90% done and they are only working on polishing features and graphics.
