PS5 could see even more 3rd party exclusives than PS4

There still isn't, you're throwing sales down the toilet for no good reason. Unless Sony is reimbursing you for every lost sale, there is no real benefit. 

Plus making an XBox version means you're making it on a Windows based dev kit, which basically gives you a "free" PC version of the game, and combined with XBox, there are tens of millions more PC owners. 

Then there's also Switch 2 that's likely going to factor into the equation eventually, devs were caught off guard with the first Switch, but now they now the Switch brand is legit and if things like DLSS are implimented into the Switch 2, porting suddenly becomes easier. 

It's simply not going to be as worth it to lock yourself into exclusivity deals. 

This is not true. Great software sells. If publishers push the medium, and deliver experiences not possible on PC and Xbox, then they can sell more on PS5 alone than they would with a safe multiplat.

We already saw this with FFVII and Spider-Man. In the case of those titles, they could run on other platforms, and perhaps both will eventually. 

With PS5 it will be a situation where a game can be made that is simply not possible on XBSX, and would only run on the highest end SSD and GPU, with the GPU offering enough VRAM to overcome the SSD bottleneck.

Of course that limitation won’t exists forever, so perhaps you would see the game come to XB5 some day in the future, and eventually more reasonably priced PCs could play the game. This would be a cheap way to make additional sales in the future, and offer the game to another audience, but at initial launch, being exclusive would more than likely yields better financial results.
