I would say the Crackdown Series and the Shenmue series.
Both there sequels fell incredibly short while Crackdown 1 was ok but never amazing, Shenmue 1 was incredible at the time however just about every modern game does exactly what those two games do now. The hype for the 3rd entries is nothing more than overhype because there is a high chance they wont offer anything new.
