Nintendo doesn't have the money to build a theme park equivalent to any Disney park, the new Disney park in Shanghai cost almost $5 billion dollars alone. 

They're letting Universal use the license and collaborating with them, which is nothing different from any number of other rides at Universal Studios. 

Yes, but with Nintendo rules, Nintendo deciding whats movie/cartoon and theme parks wants.
My point still stands, they clearly wants to be more like Disney and not only gaming company, but of course that main focus will still be gaming.
