The arenas the nhl and nba play in have far smaller capacities, and nhl physical attendance at it's lowest fills 80% of their seats, whereas mls have larger stands because of the size of the field and it's not uncommon for attendance to drop into the 20% range outside of areas with huge hispanic populations or the pacific northwest where it's inexplicably popular.

There's only a single MLS with horrible attendance and that's Chivas USA. Almost every team has 80%+ averages with it growing in most clubs. You forget about Columbus Crew, Sporting KC, Real Salt Lake, Philadelphia Union, Montreal Impact, and Colorado Rapids, all of which don't fit into your caveat and have great attendance.
