Those certainly are other factors to why it's doing so well. I wouldn't call them main reasons as to why it's doing as well as it is (except for your reason #1) but they definitely do their own part.
I guess it really boils down to one overarching reason, and that is the PS4 really is an ultimate entertainment device (although I still think the two reasons I listed are two of the biggest driving factors in how well it's currently selling).
