HL3, I think valve has no intention of making it which is irritating, otherwise they would have.
Last Guardian and Agent, I don't think will come out.
FFVII HD, wasn't ever announced, nor was it left at a complete cliff hanger like HL2:Episode 2, nor was there promised to be an episode 3. I don't really include that in the same list.

Half Life 2: Episode 3 was announced, back when Episode 1 was completed, since it was announced as a trilogy of episodes.  That has yet to be released, despite being announced 7 years ago. 

that's what I infered FFVII never had an episode 3 like hl2 did announced. Then after delay, people just assumed they'd moved on to HL3, and recently it's been found out that was not the case.
