Just because a game doesn't sell well, it doesn't mean its niche. That is a factor but there is more to it. A niche title is usually a game that sells well despite being in an unpopular genre.

For example, Monster Hunter is only considered niche in the West. It's not only because it doesn't sell well, its also because that genre isn't very popular or recognizable.

Niche means it's targetted at a small specialized group or market. The success or failure of a product has nothing to do with whether it's niche or not.
