From what I've read online and from my own experiences with the game so far...if you RUN around, the grass becomes mud and dirt. If you walk or even walk fast (without holding the button to run) the grass stays as grass. Also, I've read that planting flowers and trees will slowly replenish grass around each plant. It's worked out that way for me so far. Good luck!
