It will be very hard to outsell RE5 on the X360 if you mean RE5's final lifetime number which will be around 3 million, but I am very sure Alan Wake will pass the 2.2 million copies RE5 has right now.
The genres are different, but Mass Effect (2.1 mill) and Bioshock (2.2 mill) were also new IP.
