Future Shop is a store that makes pratically all its profit by hard selling in-store extended warranties. That's what they are trying to lure to people into - you come for the cheap deal but end up shelling out an extra $300 in warranties.
As for why they are doing this for the 360 and not the other consoles, I suspect they have found they have a much easier time pressuring 360 buyers into a warranty than the other two consoles, with the 360's history and all.
