Alright i went to the website itself and jotted down every game listed that wasn't already announced and came up with these in the order from reading the comment up. So it has to be one of these... (if im missing something tell me)
Now the Green highlited means that they're probably not the exlusive because of a history of Microsoft exclustivity.
Thing Highlighted in Red IMO are not really "current" system sellers. Team Ico games are not sellers although they're great games. Even though it's highlited I have a feeling it still might be it despite his "Not Team Ico" comments so no highlight there. It could be so amazing of a game that it could break that trend, so it gets the special White highlight as they're a strange case.
Games Highlited in yellow would most likely be multiplatform.
Now that has narrowed it down slightly. The next highlights are still viable, but if we go by the comments of "something ps3 has nothing like then these would get eliminated" So for that I will highlight them a very light blue. Personally I think he's just trying to get some hype steam going with them

That narrows down the list a bunch. Personally i beleive, it is the Team Ico game, a new Onimusha, a new twisted metal, or Kingdom Hearts 3. However if he's raving it's a huge huge huge system seller, one thing that can get almost every RPG fan to buy a system would be FF7 remake.

If that game really exists and really is supposed to be a large system seller, then it has to be FF7 (all other console franchises with system seller capabilites already came, are already announced or wouldn't come to PS3 "exclusively") or a very big PC franchise (so big, that it even will perform excellently on a console) comming to PS3 "console exclusive".
Something similar as popular as Diablo 3, Starcraft 2 (but how to play it without K&M ? well.. ok, theoretically it could use K&M on PS3, but still..), World of Warcraft and .. uhm is there any other super big PC game that didn't come to consoles already and could really make a difference?

^^ Any of these from your list would make sense IMO

When he says 'System Seller' it leads us to believe it's already an established IP.
It's most likely to be: Twisted Metal PS3 - already established massive franchise, we know it's in development it just hasn't been announced yet. Likely to be using the warhawk engine, it's possible they could have this ready in 09.
It's unlikely they'd be making it but if it were announced a FFVII remake would be a definite system seller. Maybe SE has more studios than we've kept track of?
GTA 5 would definitely be a system seller without a doubt, rockstar has mentioned they were very much in need of extra disk space. And how would swapping disks work in GTA?
Yet it's still hard to believe that taketwo/Rockstar would say no to the boatloads of money a 360 version would bring - who knows, Sony would surely give them a deal for exclusivity, just probably not nearly as much as a 360 version would sell. It's been said rockstar is still doing atleast 1 PS3 exclusive, we don't know what it is and its not red dead redemption.
If it was MGS5. it wouldn't be much of a 'system seller' because people already bought it for MGS4.
If It's KH3 it won't be released in 09. And this seems to have a fair chance at multi-plat considering they're not against taking handouts from MS.
For onimusha, I don't see why Capcom would make it PS3 exclusive, aside from the fact that it sells primarily to Japanese fans.
The guy said it wasn't team ICO. so that's that.
