I'll consider games that were widely anticipated, but as a whole were disappointing, not just disappointing to myself. Because while I personally have been incredibly disappointed with games like Last of Us, FF7 Remake, or Zelda: Tears of the Kingdom, I know that's just me and doesn't represent the majority.

Biggest disappointment that comes to mind is Homeworld 3. Waited 20 years for a proper sequel, and we got an abysmal story, of which story and tone were strong core components of the original games, bugs/glitches galore, no innovation after such a long wait, even the cinematics were rushed and cheaply made. They were really pushing the marketing that this game was going to be worth the wait, and it just wasn't.
