The settlers are taking other people's private lands... They're not buying houses from Palestinians for the cheaper cost of living, they are expropriating their lands, demolishing their farms to start new Israeli towns and neighborhoods.
It has nothing to do with gentrification, it's dispossession. Like the European settlers did when arriving in North America.
