It will all depends of what titles do you want to play. Because well 2-3 years transition have always been the norm, most third parties will be launched over 2 years after next-gen on the previous one, and for sport games and other yearly it takes even longer to stop launching.

From PS exclusives themselves seems like at least half of the titles will be PS5 exclusives.

Ratchet and Clanks purchase for me is confirmed 

Horizon 2 Miles Sackboy this three will be the PS4 version because they're cheaper for me 

And God of War and GT7 are still shrouded in mystery if they're cross gen if yes PS4 versions for me as well 

Upgrade path is for me important to get the games cheaper

For Demons Souls I have to think if it's my taste or not never played a Souls game heck I bought Bloodborne but it's still sealed

I'll buy PS5 as soon as I can because I'm excited to see the improvements. But yep for the first year and considering crossgen you'll only miss like 3 titles or so. But even the games you listed you could buy the PS4 version and receive PS5 probably.
