You use the term so loosely that it could be applied to any video game IP. Once it applies to everything, it loses all meaning and becomes a redundant word.
The common understanding and use of the term describes games with small, but dedicated audiences. Basically, titles that almost always sell below 1m units and have thus failed to reach massmarket appeal.
