I was in the same boat at you. Can't stream 4K consistently (Netflix still regularly drops to dvd quality on my connection), not interested in paying the premium on 4K UHD discs as I'm not double dipping again for minor benefits (nothing like dvd to blu-ray) and new movies are kinda lacking. Plus sound options are exactly the same on blu and 4k versions, and I would actually have to downgrade to lossy 5.1 if I want to watch 4K UHD (hdmi 1.4 amp) As for games, I mostly game in VR nowadays.

However my old tv broke, good 1080 tvs are extinct, and I value black level more than anything when buying a new set. Since OLED is still bloody expensive for 65" I got a good HDR set with local dimming and great black level. 65" however is still a it small to really notice 4K resolution unless you stand right in front of it. What does make all the difference in HDR and good use of wide color. GT Sport looks phenomenal. I was a skeptic at first and even though HZD looks great in 4K HDR, the upgrade is not that profound to use DF's terminology.  GT Sport however is the killer app for HDR atm, color use and lighting are tailor made for HDR sets. The difference between GT Sport on my 1080p projector and 4K HDR set is night and day. It's displaying shades of colors I've never seen come out a tv before. Rebuilding the game from the ground up with bt.2020 color space in mind was worth it.

Yet talk about niche, one game that makes full use of the new 4K HDR sets, a game that's lacking content and is marred by always online requirement.

Is it good enough to abandon my projector and park my chair in front of the tv to play GT Sport, you betcha.
Is it good enough to spend CAD 600 on an XBox One X, nah. I'll be back to VR when Skyrim comes out.

Anyway if your current tv is still fine, just wait until full HDR sets become more affordable and maybe HDMI 2.1 will be out by then (for variable frame rates like g-sync) The bits of 4K video content I managed to watch on the tv look nice, not worth the upgrade though.
