No exclusive content for AC Unity explains why the game was a part of Microsoft's presentation. Exclusive deals usually lead to those "pretend exclusive" situations that essentially prohibit other platform holders from advertising the games in question coming to their systems. Or was there any third party game with exclusive content that showed up at both presentations?

No I don't think there has been a game where they annouced exclusive content for each version in both presentations.
