Sony is not Panasonic! they are not the same company, why is Apple not like Microsoft? or Why is google not like Samsung?
every company has many things that they work on and the fact that something's the board is not willing to divest the company of such assets at such a low price! its one thing to say, well they are not working fast enough, but its another to just get rid of a physical assets right away instead of getting more value off of the Holding instead of jumping at the lowest offering you get quick instead of waiting it out for a better offer.
You do know land in japan is a premium price per/sq ft right?
for all we know Sony is waiting for a japanese ran company to gather up the scratch to purchase such physical Assets from Sony , and not for a non japanese ran or owned company to purchase.
