I think Sony got the better deal between Dead Rising 3 and Deep Down simply because it has more potential to sell...If done right deep down can get the dark souls audience and possibly some of the Skyrim audience. Western RPG's are doing quite well these days.
Dead Rising on the hand is a known franchise with sales limitations. The one positive about a known franchise is that it is proven and fans can expect a certain level of quality whereas with deep down we dont really know. I mean dragons dogma looked really good at first...it turned out to be pretty average.
From a gaming point of view though it entirely depends on what genre you into.
