It just doesn't make sense.

It makes perfect sense, if you think that the only reason they are doing this is because they've been paid to by MS. MS say: "Here's the money to open and first years rent.", Game say: "Thanks." and do as they are asked.

Which still raises the question why MS don't do it, unless they don't want to go through the effort of doing it themselves when a known retailer can be paid to do it for them.

If MSoft gave them the money, then it could be profitable... while the rent is still something that MSoft takes care of.

Still, if that's the case then a Microsoft Store made by themselves would make much more sense, as it would suit better to their needs.
