What 3rd party exclusives can MS realistically buy for Next Xbox

I got suckered in by MS once... they are some pretty awesome exclusive early in the life cycle of the 360... then the games just started... trickling off, this time I'll wait until the console's life cycle has mature and buy the back catalog.
