Yeap... that is the first-party IP from Microsoft... they own the rights and no other console can have these games without Microsoft agreement.

The confusion is because first-party studio is different from first-party IP... a first-party studio can developer a third-party exclusive IP and a third-party studio can developer a exclusive first-party IP.
Said that look the the MS list didn't have Gears of Wars because it is a exclusive third-party IP developed by a third-party developer... the Epic can bring the Gears for PS3 when they want without consequences (maybe the MS friendship or money lol).
Now Demon's Souls is a exclusive first-party IP developed by a third-party developer... the third-party developer can't bring this game for other plataform... only Sony can make what they wants with Demon's Souls.
