The right game at the right time.
Underground was really enjoyable, no doubt. But like Rol said, it rode the wave of street racing that Fast & Furious had made famous at the time.
I suspect a new Underground game would be a decent move, because people would buy it on title alone. But I don't expect it to reach anywhere near the heights of the first two.
