The best you can get out of these publishers is a timed exclusivity deal. If you want something permanent, you're gonna have to bargain for IP owernship. Hell, Ninja Gaiden II was published by Microsoft, and it still went multiplat after a year.

Microsoft gave Rockstar a $50 million dollar loan. Unless Rockstar wants to pay that back I highly doubt that it will ever be ported

And like I said, the best deal (you know a deal, involving money, like $50 million dollars) Microsoft or anybody else can hope for is a TIMED exclusivity contract, unless they obtain ownership of the IP. If they don't own the IP, anything can happen once the contract expires.

Not to mention there are loop holes. There are also escape clauses. Contracts are to protect both parties. If a contract is too one sided for one party the contract is actually vioded... but this wouldnt be one of those instances since 50 million means it isnt one sided.
