I kind of agree with your analysis of hype failing to meet expectations. Sometimes the story is lackluster, and the gameplay too repetitive, to warrant all the hype loaded up onto a game prior to release. Sometimes the only way I can agree with the hype is to find a gameplay element that really appeals to me in the previews/reviews, and then pin my hopes on that gameplay element being really enjoyable (i.e. I was only hyped for KZ2 because of the enemy AI on harder difficulty levels, which is excellent).
I think that a big reason U2 is able to avoid the overhype is because the story-telling really pushes you forward, much like the first Uncharted. For whatever reason, there's always a huge desire to find out what happens next. I think a big part of it is that the environments are so varied, unlike a lot of other current-gen games.
