Well, I imagine that they can't be too concerned -- because demand for 20k sf retailers can't be too much.
That is more than 10x the size of your average Gamestop ... and larger than an Office Depot if you take away the furniture. It is also around the size of the seven Apple stores open around the world (five of the seven are between 19k and 24k sf, the outliers are 15k and 30k sf)
They could fit in a mall or shopping center by combining spaces (Steve & Barry's median size were 35k sf). But Gamestop often has clauses in its leases making them the biggest game store in the center -- which might make locations hard to come by -- except unless Microsoft is planning just a handful of trendy metro stores (think NYC, Chicago, SF, LA, etc.)
