I still have the demo of this thing on my 360 HDD and I treasure it because you can't download it anymore. Always wanted to get the physical game for the lulz but my local store expected me to shell out 30 bucks for it.

I don't think it is that rare, but my local store puts some random prices at times. They don't generally follow any specific logic, and the less units of a same game they have, the higher the price.
