Well of recent memory its probably Drakengard 3. I really, really, really wanted to love it, but it was just "meh". That's kinda it.

Hyrule Warriors is a recent one off of the top of my head. The newest Thief also is just average in terms of stealth gameplay and story.

Most multiplayer FPS games fall into this category for me. Recently though, I'd say Ninja Gaiden 3: Razor's Edge is definitely average. It's not a totally bad game by any means, but it's not totally good either. Very much a middle-of-the-road kind of game IMO.
