As people have said, much much bigger install base than the release of GTAIV. Also I get the feeling it has better word of mouth than GTAIV (GTAIV was critically acclaimed but less loved by the players, particularly coming off the back of San Andreas).
Those things combined gave it bigger initial sales and better sustained sales than GTAIV.

Its not release every year and they took a big step with the 3 principal characters.
It could be overtracking...

I was never really a big GTA or Rockstar fan until I played Red Dead Redemption and I think that kind of brought me around to them so it made me want GTA 5. Rockstar has always been awesome at marketing their games and the way they advertised GTA online and the way you could play with your friends really hooked me. It's a really fun game in general and I enjoy the characters which helps as well.
